Actual limitations to the Death Note:

It only works on humans that can be taken out by a shinigami.

It doesn't work at all outside its home universe since shinigami can't do the Death Note's dirty work.

It can't kill someone who can come back from death.

Light has to actually write the person's name down. For anyone who is faster than just average human speed, they can easily kill him before he even finishes the first name.
