Your father owned a number of rental properties. You worked for him as his property manager. As a perk, you had one unit of a duplex for your use rent free. The other, of course, you had to rent out. The last tenant had made a mess of the place and had to be evicted. So things were not going well.
You had several applicants, but none of them looked very good on paper. Poor credit, no credit, too low an income, no rent history, and so on. Finally one showed up who set off every red flag possible. Your father would never go for it. But … the guy was cute. And for what it was worth, his eyes didn’t stray, though you were fairly certain that was a matter of self discipline. But even if they DID stray when you weren’t looking, business was business.
He was in his mid 20’s. Like you. He had no rental history, no credit history, no job - or rather was self-employed. But instead he offered to pay the entire year up front - in advance - in cash. He made a similar offer to pay the next year’s rent two months in advance or give notice of plans to move out. It was, by far, the best offer she had had. She knew her father might not approve but decided to take a chance.
Now you weren’t born yesterday. Guys who insisted on paying in cash were generally trying to avoid the law. But this guy didn’t seem desperate. He didn’t have that drug dealer vibe - not that you were an expert. Still, the rent was $2500 a month or $30k for the year. He just opened up a briefcase and pulled out 15 stacks of 20’s. And there was still some cash left in the briefcase. He hardly even blinked. He even offered to escort you to a bank so she could deposit it. (He didn’t have a car though.)

You will need a simple CS. Pic, basic info, just enough description for me to get a gist of the character. Feel free to create something more. She should be in her 20’s. (My character will be around 25.) If you want her to have some college under her belt or even a job separate from property management, by all means.

There will be a plot. Note that Sci Fi was tagged. The reason for my character operating on a cash basis is grounded in that fact.
