A failed rival to Chicago, Toledo was once a thriving industrial town. Today, it's an unfortunate victim of the de-industrialization of America, a part of the country's notorious rust belt. The group has congregated here and lives here both because of the low real estate prices and cheap flights to any part of the US and Canada. The great number of abandoned homes also makes for good local hunting. The city has a few high rises, a small financial district, industry, a port on the Great Lakes, and a river that runs through it. Food options are decent and affordable.
The group of survivors has taken up in an old mansion 15 miles from city center called Grummond House. Abandoned for years, it was purchased cheaply from its terrified former owner by one of us after being purged of ghosts. Over the past year we've been living in it, we've had to do numerous renovations, but, by now, the interior looks decent and we have no problems with the water going out. We have a big lawn surrounded by bushes, and security cameras set up on the trees along our property's perimeter, letting us monitor unwanted entrants.

3. Slaying humans seems to give supernatural creatures power (some that get away from us are stronger after they've killed some others),
4. They seem to be hunting us just as we are hunting them. Part of the reason we don't live alone,
5. Slain creatures evenly distribute their power to those around them.
